Species Guide for Commercial Applications

Hardness (Janka rating) is the primary selection criterion for commercial flooring. For walls and ceilings, visual character and grain consistency matter most. The table below covers our most-specified commercial species.

Code Compliance for Commercial Interiors

California commercial construction is governed by the California Building Code (CBC), which references the International Building Code (IBC) with California amendments. The following code requirements apply to reclaimed lumber in commercial interiors and are addressed by our standard commercial documentation package.

CBC Interior Finish — Flame Spread

California Building Code Section 803 classifies interior wall and ceiling finishes. Reclaimed wood typically falls into Class C (flame spread 76–200) in its natural state. Class B (26–75) or Class A (0–25) can be achieved through pressure-impregnated fire retardant treatment (FRT). We provide ASTM E84 test documentation for all FRT material.

Requirement: Class B required: corridors, lobbies, and exits in assembly, institutional, and high-rise occupancies. Class C acceptable: private offices, retail interiors, and most open commercial floors.

CBC Interior Finish — Smoke Development

ASTM E84 also measures smoke development index (SDI). Commercial occupancies typically require SDI ≤ 450 for Class C and ≤ 450 for Class B materials. Most untreated dry reclaimed wood falls within Class C smoke limits. FRT treatment reduces both flame spread and smoke development.

Requirement: SDI ≤ 450 for all Classes A, B, and C. Our FRT-treated material consistently achieves SDI < 350.

IBC / CBC Structural Use

Reclaimed lumber used for structural purposes must be graded by a certified lumber grader and stamped for the appropriate grade. We provide WWPA or NHLA grading certificates for all structural stock. Alternatively, an engineer can perform a site inspection and write a memo accepting the material at a specified design value.

Requirement: Any reclaimed lumber carrying structural load must have either a grading certificate or an engineer's letter of acceptance specifying design values (Fb, Fv, E).

CARB ATCM — Formaldehyde

California Air Resources Board Airborne Toxic Control Measure (ATCM) limits formaldehyde emissions from composite wood products. Solid reclaimed lumber (not composite or engineered) is exempt from CARB ATCM limits. However, if reclaimed wood is used as a substrate for adhesive-bonded assemblies, adhesive selection must comply with CARB standards.

Requirement: Solid reclaimed lumber is exempt. Engineered assemblies (laminated beams, panels) must use CARB-compliant adhesives. We use CARB-compliant adhesives in all our glulam and edge-glued panel work.

Lead Paint — EPA RRP

Reclaimed lumber from pre-1978 structures may contain lead paint. Under the EPA Renovation, Repair, and Painting Rule (40 CFR Part 745), handling painted reclaimed wood in commercial renovation projects requires RRP-certified practices. Our salvage crews are EPA RRP Lead-Safe Certified Firm personnel.

Requirement: We test salvaged material for lead paint presence and provide a lead disclosure form with every order from pre-1978 structures. Installers in occupied or public-access spaces must comply with EPA RRP.

ADA Considerations for Reclaimed Wood

The Americans with Disabilities Act (ADA) 2010 Standards for Accessible Design impose specific requirements on floor surfaces, counter heights, and protruding objects that affect reclaimed wood specification decisions. The guidance below covers the most common compliance questions we receive from commercial architects.

Floor Surfaces — ADA 402

ADA Standards for Accessible Design Section 402 requires floor surfaces in accessible routes to be stable, firm, and slip-resistant. Reclaimed wood flooring must have a surface roughness profile (ASTM D2047 coefficient of friction) ≥ 0.60 in dry conditions and ≥ 0.40 in wet conditions when used in ADA routes.

Recommendation: Specify our S2S or S4S surface on flooring for accessible routes. Skip-planed or heavily textured surfaces are acceptable for accent walls and ceilings but should not be used on accessible floor paths without testing. Penetrating oil finishes maintain acceptable COF; film finishes reduce grip when wet.

Counter & Service Surface Heights

ADA 902 requires accessible transaction counters at 28"–34" AFF with knee clearance. Custom millwork using reclaimed wood must be designed to these heights; the material itself does not affect compliance, but the thickness of butcher-block or slab tops affects finished height calculations.

Recommendation: We can mill reclaimed lumber to any counter thickness. Confirm finished height with your contractor before finalizing slab thickness for ADA-compliant counter tops.

Protruding Objects — ADA 307

Wall-mounted reclaimed wood panels, shelving, or decorative elements that protrude more than 4" from the wall between 27" and 80" AFF must be detectable by cane users. ADA 307.2 requires that protrusions in this range be limited to ≤ 4" or detected by a cane-detectable barrier below.

Recommendation: For decorative wall treatments using dimensional reclaimed lumber, ensure attachment depths remain ≤ 4" from the wall face, or coordinate a low barrier element (base rail, planter) to provide cane detection below the protrusion.

Fire Rating Requirements

Fire rating is the most frequently asked compliance question for commercial reclaimed wood projects. Here is the concise answer for California commercial occupancies.

Pressure-impregnated FRT. Our standard commercial FRT package achieves Class B. Specify at order placement — 2-week lead time addition.

Class C
Flame Spread Index: 76–200

Required In

Private offices, retail interiors, open office areas, most non-corridor commercial applications

How to Achieve

Untreated dry reclaimed lumber typically qualifies. Confirm with your building official and fire marshal. We provide ASTM E84 test data on request.

We provide ASTM E84 documentation for all treated material but do not provide code interpretation — consult a licensed design professional.

Priority Processing Queue

Commercial accounts with active projects move to the front of our milling and processing queue. Standard lead times quoted above assume commercial-queue status.

Phased Delivery Scheduling

We coordinate multi-phase deliveries aligned to your construction schedule. No need to store 8,000 BF on a crowded jobsite — we stage material at our facility and deliver in drops.

Full MR Credit documentation package including recycled content percentages, chain-of-custody records, regional sourcing radius maps, and waste diversion letters — delivered with every commercial order at no charge.

Volume Pricing

Certificate of Conformance

Available for every commercial order: species identification, grade, moisture content at shipment, source building type, and estimated material age. Suitable for building department submittals.

We issue a detailed written quote including per-BF pricing, milling costs, FRT if applicable, delivery, and total lead time to jobsite. Valid for 30 days.

Place Purchase Order

Issue a PO or signed agreement. We schedule your material into our processing queue and send you a production confirmation with projected delivery dates.
